The short answer: "property survey" is the umbrella term for surveys of a parcel, covered in full on our property survey page, and a boundary survey is the specific product that legally establishes where your lines and corners are. When a lender, attorney or building department asks for "a survey," the first job is figuring out which document they actually mean, because the price and the deliverable differ.

What a boundary survey does

A boundary survey answers one question with legal force: where are the lines? The surveyor researches your deed, the recorded plat and adjoining deeds, recovers or sets monuments at the corners, and seals a drawing showing bearings, distances, encroachments and easements of record. It is the survey for fences, additions, disputes and most residential closings. Typical cost: $450 to $900 for a suburban lot.

What else lives under "property survey"

SurveyQuestion it answersTypical cost
Boundary surveyWhere are my lines and corners?$450 - $900
Mortgage/location drawingIs the house roughly inside the lines? (lender-grade only)$150 - $400
Topographic surveyWhat is the shape and elevation of the land?$900 - $3,500
ALTA/NSPS surveyCommercial title survey certified to buyer, lender, insurer$2,500 - $10,000
Elevation certificateHow high is the structure vs the flood plain?$170 - $800

The trap: mortgage drawings sold as surveys

Many closings include a cheap "mortgage location drawing." It shows the house is more or less within the parcel so the lender can close, and it says, in its own fine print, that it is not a boundary survey. Homeowners then build fences from it years later and discover the hard way that it never established the lines. If you will ever build near a line, spend the extra few hundred dollars on the real boundary survey.

How to choose in 10 seconds

  • Fence, addition, dispute, missing pins → boundary survey.
  • Commercial purchase or refinance → ALTA/NSPS survey.
  • Designing on a slope, grading, drainage → topographic survey (often combined with boundary).
  • Flood insurance → elevation certificate.
