A perc test costs $750 to $1,900 in most of the United States, with roughly $1,300 as the common midpoint. The floor is around $300 for a single hand-dug hole on an easy site, and the ceiling runs to $3,000 when machine-dug pits are needed across an acre. A licensed engineer's involvement typically adds $200 to $500 on top. Those figures cover the test itself. They do not cover the septic design, the county permit fee, or the surveying most states require before a soil consultant is allowed to map the lot.
That last item is the one that surprises people, and it is the reason this guide exists on a land surveying site. In several states the soil map that authorizes a perc test is not valid unless it is drawn on a plat carrying a surveyor's seal, with a numbered surveyed stake at every lot corner. On wooded raw land, the surveyor goes first. Order in the wrong sequence and you pay for a soil consultant's wasted trip.
How much does the average perc test cost?
Expect $750 to $1,900, averaging near $1,300, for a standard residential test on a single building lot. Price moves with the number of test holes the county requires, whether they can be hand-dug or need an excavator, how far the crew has to travel, and whether an engineer's report is bundled into the quote. Remote or steep sites and counties with heavy permitting sit at the top of the range.

The single biggest cost variable is not the soil. It is how many holes the health department wants and where they must sit. Tennessee, for example, requires percolation holes for a conventional system to be located at the intersections of a grid with no more than 50 feet between grid lines, so each hole represents about 2,500 square feet. For an alternative system the grid tightens to 25 feet, quadrupling the hole count over the same area. That single rule can double a quote without anything changing about your dirt.
Is a soil test the same as a perc test?
No, and confusing them is the most common and most expensive mistake buyers make. A soil evaluation is a trained professional reading the soil profile: depth to rock, depth to water, texture, structure and drainage class. A percolation test measures how fast water actually falls in a pre-soaked hole. In most modern regulatory systems the soil evaluation comes first and controls, and the perc test is only permitted afterward if the soils qualify.
Tennessee's rules put it plainly. Under Rule 0400-48-01-.03(b), a percolation test may be conducted only after a general or high intensity soil evaluation has been done by an approved soil consultant and the soils are found to have specific characteristics: at least 24 inches of undisturbed soil, no water problem, and slopes of 30 percent or less. The same regulation then says that percolation test results "shall not be conclusive evidence as to the suitability of an area" and are to be weighed as one of many criteria.
So the mental model most buyers carry, that you order a perc test and the number decides everything, is backwards. The soil evaluation is the gate. The perc rate is a design input. A parcel can fail before a single hole is dug.
Who does a perc test?
Not a general contractor and not you. Almost every state restricts who may produce a soil evaluation or perc result that a health department will accept for a permit, and the licensed title varies by state: soil scientist, onsite soil evaluator, approved soil consultant, sanitarian, or a professional engineer. Hiring outside that list produces a report the permit office will not read.

Ask one question before you sign anything: is your report accepted by this county's permit office without a second opinion? If the answer involves hesitation, keep calling. Ask a second one if an excavator is coming to dig test pits, because that is heavy equipment operating on land you own: request a current certificate of insurance naming the operator's general liability coverage before anyone puts a bucket in the ground.
Why a surveyor is usually on the site before the soil consultant
This is the part almost no cost article covers, and it changes the order you should buy things in. Where a state requires a high intensity soil map, it generally requires that map to be tied to real, surveyed ground control, because a soil boundary drawn on an untied sketch cannot be found again by an inspector.
Tennessee's rules are unusually explicit about it. Rule 0400-48-01-.03 opens the construction design section with a flat instruction: "Each lot shall be accurately surveyed and lot boundaries designated by survey stakes with lot numbers shown on said stakes." The mapping requirements then say how. A high intensity soil map is drawn at 1 inch equals 100 feet with a minimum size delineation of 625 square feet, and the site must be either grid staked or lot staked. The master grid option uses a 100-foot grid with numbered surveyed control stakes at not more than 500-foot intervals. The staked lot option requires a numbered surveyed stake at each corner, with intermediate control stakes where corners are not visible from a point on the lot, set no more than 200 feet apart. Either way the unadjusted survey has to hold a ratio of precision of at least 1:1000, and "the plat shall show the seal and signature of the surveyor and show a bar scale."
There is a field logistics rule attached to it too, and it is the one that wastes people's money: in wooded areas the lot lines must be cut and flagged before the soil mapping is done. A soil consultant who arrives at an unmarked wooded 12-acre tract cannot map it, and you pay for the trip anyway. On raw land the sequence that works is boundary survey and corner staking first, soil evaluation second, perc test third, septic design fourth, permit fifth.
Lot size rules can also come into it. Where percolation tests are used to set the design rate in Tennessee, the minimum lot size is 20,000 square feet on a public water supply and 25,000 square feet on a private well. Knowing the actual acreage of a parcel, rather than the acreage the listing claims, is a boundary survey question, and on a split it is a parcel split question.
What is a passing perc test?
A pass means the soil absorbs water fast enough to disperse effluent, but not so fast that it reaches groundwater untreated. Rates are reported in minutes per inch, and most jurisdictions accept somewhere in the range of about 5 to 60 minutes per inch for a conventional system, with the exact window set by state rule. Slower than the local limit and you are into alternative systems. Much faster, as in coarse sand or fractured rock, and the site can also fail.
Soils commonly disqualified before testing even begins include those with insufficient depth to rock, a seasonal high water table, fragipans, slopes above 30 percent, sinkhole bottoms and areas that flood without a drainage outlet. In karst country, which covers a lot of Middle Tennessee, Kentucky and the Ozarks, depth to rock is the usual killer.
What happens if the land does not perc?
A failed test is rarely the absolute end, but it is always a budget event. The usual paths are an alternative system, such as a mound, a low-pressure pipe system or an aerobic treatment unit, which can add several thousand dollars to installation and needs an engineered design. Sometimes another part of the parcel tests fine, which is why the drainfield location on the site plan matters more than the parcel as a whole. And sometimes the honest answer is that the buildable envelope shrank and the house has to move.
If you are under contract, this is exactly what a soil and septic contingency is for, and it should run in parallel with your survey rather than after it. Can I do my own perc test?
You can dig a hole, fill it with water and time the drop, and that is a useful screening exercise before you spend real money on a parcel you are only curious about. What you cannot do is submit it. An informal test carries no regulatory weight anywhere, because the value in an official test is the licensed observer, the prescribed pre-soak, the prescribed hole geometry and the witnessed procedure, not the arithmetic. In Tennessee the department must be notified at least three days before the test so it can monitor the procedure if it chooses.
Treat a DIY test the way you would treat a home inspection you did yourself: fine for deciding whether to keep looking, worthless for a permit.
How to find perc test results that already exist
Before you order anything, ask the county health department whether the parcel already has a file. Land that was tested five years ago for a deal that fell through often has usable records sitting in a drawer, and prior denials are just as valuable, because they tell you what failed and where. Expect scanned PDFs of hand-annotated maps and tabulated readings rather than anything tidy, and read the denial letters as carefully as the passes.
Two cautions on old results. Many jurisdictions treat a perc result as stale after a period measured in years, and some require retesting for a new permit regardless of age. And a prior test tied to a specific drainfield location tells you nothing about the corner of the lot where you now want the house.
Perc test cost and the rest of the raw land budget
A perc test is one line in a larger pre-construction budget, and buyers routinely underestimate the total. On unsewered land the realistic stack is a boundary survey to establish what you own, corner staking and line clearing so the soil work can happen, the soil evaluation and perc test, the septic design, then a site plan survey showing house, drive, well and drainfield with the setbacks the permit office measures. Ordering those out of sequence is where money disappears. The most common version is paying a soil consultant to visit land whose lines are not marked, and the second most common is designing a house before knowing where the drainfield can legally sit. Perc test questions buyers ask
How long does a perc test take? The fieldwork is usually a single day, often a few hours, and the written report takes a few business days after that. The calendar risk is not the test, it is scheduling: in wet regions the testing season is constrained, and county witnessing slots fill up.
How long is a perc test good for? It varies by jurisdiction, from a couple of years to indefinitely, and some counties will honor an old result only if nothing on the site has changed. Ask the permit office directly rather than relying on the seller's assurance.
Does a perc test cost more on a bigger parcel? Yes, but not proportionally. Cost tracks the number of test holes and the equipment needed, not acreage as such, which is why quotes rise sharply when a backhoe is required rather than when the deed says 40 acres instead of 4.
Who pays for the perc test when buying land? Normally the buyer, as part of due diligence during the inspection period, because the buyer is the party who needs the answer. A seller who has already tested and passed will usually say so in the listing, and that result is worth verifying with the health department rather than taking on trust.
